Architectural Design Services in Beverley
Gray Architectural Design offers architectural design services in Beverley and across the East Riding of Yorkshire. Our office in Driffield is just a short distance from Beverley, and we regularly work on projects in and around the town. Dean Gray, our lead architectural technologist, handles every project personally from first meeting to completion.
What We Offer
Beverley is one of the best preserved market towns in the north of England, and that character is something the local community and East Riding of Yorkshire Council work hard to protect. It means building work here requires careful thought, particularly in the town centre. We understand the local planning context and we design with it in mind, whether you’re extending a family home on the edge of town or converting an outbuilding within the historic core. We design house extensions, loft conversions, renovations and new build homes for private clients in Beverley and the surrounding East Yorkshire villages. The town has a mix of Georgian townhouses in the centre, Victorian and Edwardian properties along roads like Norwood and Lairgate, and more modern housing on the outskirts towards Woodmansey and Tickton.
Each setting needs a different design approach. A rear extension on a Georgian property near Saturday Market is a completely different proposition to a two storey side extension on a 1970s detached house off Queensgate. We assess the building, the context and the planning position before putting pen to paper, so the design fits from the start rather than running into problems later.
For clients looking at new builds on plots in and around Beverley, we also bring experience with energy efficient Passive House design. View our residential portfolio.

Beverley has around 450 listed buildings and five conservation areas. For a town of its size, that’s a remarkable concentration of protected heritage, and it means a significant proportion of building projects here will involve some form of heritage consideration. The planning authority is East Riding of Yorkshire Council, which retains dedicated conservation officers for the area.
We’ve got experience working on properties where listed building consent is required, where heritage statements need to accompany a planning application, and where the design has to demonstrate that it won’t harm the character or setting of a protected building. If your property is listed or sits within one of Beverley’s conservation areas, we can advise on what’s achievable and manage the consents process on your behalf.
-
Beverley’s town centre has a strong independent retail and hospitality scene, and we work with business owners on commercial projects and hospitality fit outs. That could be a restaurant conversion in an existing building, an office reconfiguration, or a change of use application for a commercial premises. In a town with this level of heritage protection, getting the design right at the outset avoids costly delays in the planning process.

A lot of the properties we work on in Beverley were built long before modern insulation standards existed. When we’re designing an extension or renovation, we think about the whole building’s performance. There are often straightforward improvements that can be made alongside the main project, like upgrading loft insulation or fitting more efficient glazing, without affecting the character of the building.
Where clients are building from scratch, we can go much further. We’ve delivered Passive House projects in the East Riding that achieve energy consumption well below standard new build levels. Read about our sustainable design work.
Why Choose Us for Your Beverley Project
We’re based in the East Riding, so we’re genuinely local. Our Driffield office means we can be in Beverley quickly for site visits, planning discussions or construction stage check ins. We also have an office in York for projects further afield.
Dean’s practical construction experience means our designs work in the real world, not just on paper. Clear drawings, realistic specifications, and an understanding of what things actually cost to build.
For a town like Beverley where so many projects involve heritage constraints, having a designer who can navigate the planning process confidently makes a real difference to the outcome. Get in touch to talk about your project.

Your Questions, Answered
-
Beverley has five conservation areas and around 450 listed buildings, so a higher than usual proportion of properties here will need planning permission for work that might be permitted development elsewhere. Even if your property isn’t listed or in a conservation area, things like proximity to a boundary or the size of the extension can still trigger a planning requirement. We’ll check all of this at the initial meeting.
-
The planning authority for Beverley is East Riding of Yorkshire Council, not Hull City Council. We’re familiar with ERYC’s planning processes and their conservation team, and we submit applications to them regularly. We handle the full process: drawings, supporting documents, heritage statements where needed, and any follow up with the planning officer.
-
Yes. Listed building consent is required for any alterations to a listed building, inside or out, and Beverley has a lot of them. We prepare the listed building consent application alongside the planning application where needed, including the heritage statement that explains how the proposed work affects the building’s significance. Getting this right first time avoids delays and refusals.
-
We do, and the East Riding has plenty of scope for it. Villages like Walkington, Cherry Burton, Bishop Burton and Leconfield all have agricultural buildings that are suitable for residential conversion. Barn conversions require a specific approach to planning, structural assessment and design, and it’s an area where we have strong experience.
-
We’ll come to the property, have a proper look at what you’re working with, and talk through your ideas. We’ll give you an honest view on what’s feasible, what the planning position is likely to be, and a realistic idea of costs and timescales. No commitment, no charge for that initial conversation. Call 07851 681269 or email dean@grayarchitecturaldesign.com.

Our Driffield office is around 20 minutes from Beverley by car. We’re in and out of the town regularly for site visits and meetings, so we’re as accessible as any Beverley based practice. For projects further west, our York office covers that side of Yorkshire.
