  • Most of our Hull work is residential. We design house extensions, loft conversions, barn conversions, renovations and new build homes for private clients across the city and surrounding area.

Your Questions, Answered

  • Often not. A lot of single storey rear extensions fall within permitted development rights and don’t need a formal application. The exceptions are properties in Hull’s 26 conservation areas, listed buildings, and flats or maisonettes where different rules apply. We’ll tell you where you stand at the initial meeting so there are no surprises.

  • Yes, and it’s one of the most common requests we get in Hull. Terraced properties have specific constraints: party wall considerations, limited side access, overlooking distances to neighbours, and often a rear outrigger that affects how far you can extend. We design around these constraints every week, and we know how to get the most usable space out of a tight footprint.

  • We do. The Old Town and Marina sit within Hull’s most significant conservation area, so any external alterations need to go through the planning process with a heritage statement. We’ve got experience in conservation areas and understand how to prepare proposals that Hull City Council’s conservation team will support. If your property is listed, we’ll handle the listed building consent process as well.

  • Quite a lot. Our Driffield office means we’re well placed for sites across the East Riding, from individual self build plots to small residential developments. We handle the full process: site appraisal, concept design, planning application, detailed construction drawings and on site support. We also have experience with Passive House design for clients who want to build to a higher energy performance standard.

  • Householder applications are usually decided within eight weeks of being validated. We deal with the whole process, from preparing drawings and supporting documents to submitting the application and responding to any queries from the planning officer. For projects in conservation areas, add a couple of weeks for the heritage consultation.
